When Do You Need a New Roof? 9 Signs for Calgary Homeowners

Calgary is hard on roofs. While much of Eastern Canada experiences more humid summer heat, Calgary’s dry summers and abundant sunshine bring their own challenges. Direct sun can heat roofing well above the outdoor air temperature, and years of UV exposure can age roofing materials. Add summer hailstorms, strong chinook winds, snow and repeated freezing and thawing, and your roof faces a demanding mix of conditions throughout the year.
The August 2024 Calgary hailstorm alone caused more than $3.2 billion in insured damage, showing just how destructive local storms can be.
So how do you know whether your roof needs a repair or a full replacement? Here are the signs we look for during a free roofing estimate.
1. Your roof is 15 to 20+ years old
Most standard asphalt shingle roofs last about 20 to 25 years, but Calgary weather often shortens that. If your roof is 15 to 20 years old or more, it's worth having it looked at, even if you don't see a problem from the ground. Many insurance companies now ask about roof age, and some may change or limit your coverage on older roofs, so it's a good idea to know where yours stands.
2. Hail damage
Hail damage isn't always obvious from the ground. Watch for dents on metal vents, gutters and downspouts, dark spots or "bruises" on shingles where the granules have been knocked off, and piles of granules at the bottom of your downspouts after a storm. If a hailstorm hit your area, get it checked: hail damage can lead to leaks months later.
3. Missing, lifted or creased shingles after wind
Chinook winds and summer storms can lift shingles and break their seal. Once a shingle is lifted or creased, water and wind can get underneath. A few missing shingles can often be repaired, but if it keeps happening, the roof may be reaching the end of its life.
4. Curling, cupping or cracked shingles
Shingles that curl at the edges, cup in the middle or crack are worn out. This usually happens with age, heat and poor attic ventilation, and it's one of the clearest signs a replacement is coming.
5. Bald spots and granule loss
The granules on your shingles protect them from the sun. When you start seeing smooth, bald patches or lots of granules in your gutters, your shingles are losing their protection and will wear out faster.
6. Leaks, water stains or a damp attic
Water spots on your ceiling, stains on the attic wood, damp insulation or a musty smell are red flags. A single leak can sometimes be repaired, but leaks in several areas usually mean the roof needs to be replaced.
7. Daylight in the attic or a sagging roof
If you can see daylight through the roof boards, or if any part of the roof line looks like it's sagging, call a roofer right away. Sagging can mean the roof deck underneath is damaged by moisture.
8. Ice dams and big icicles in winter
Ice dams form when heat escapes into the attic and melts snow, which then refreezes at the edge of the roof. They can push water under your shingles. Often the fix is better ventilation and insulation.
9. Dark streaks, moss and higher energy bills
Black streaks are usually algae. They don't always mean your roof is failing, but combined with age and other signs, they show a roof that's tired. Rising heating and cooling bills can also point to ventilation or roof problems.
Bonus: your roof is new, but something isn't right
Sometimes a roof is only a few years old and still has problems. Unfortunately, not every roof is installed properly. Here are some installation mistakes we see in Calgary:
Nails placed too low or in the wrong spot on the shingle, or not enough nails, so shingles lift or blow off in the wind
Missing underlayment, not enough of it, or no ice and water protection along the eaves and valleys
Not enough attic ventilation, or vents placed in the wrong spots, which can bake the shingles from below and cause ice dams and frost in the attic
Poorly installed flashing around chimneys, walls, skylights and vents
Missing drip edge or starter strip along the edges of the roof
The good news: sometimes only a few small corrections are needed, not a whole new roof. Other times the problems are serious enough that the roof needs to be replaced.
What to do if you think your roof was installed poorly:
Contact the company that installed your roof first. Most roofers offer a workmanship warranty and should come back to fix it.
If that company is out of business or won't help, get a second opinion from another roofing company or a home inspector, with photos and a written report.
Then contact your home insurance company and share that report. Coverage depends on your policy, so they can tell you what is and isn't covered.

Repair or replace?
If your roof is fairly young and the damage is in one small area, a repair often makes sense. If the roof is older, the damage is spread out, or you've had several repairs already, a replacement usually saves you money and stress in the long run. Many Calgary homes still have original cedar shake roofs.
